Why estate sales are different

A few extra steps that make all the difference.

An estate home sale isn't a typical listing. There are steps that are critical to the process, and we make sure none of them get missed.

Authority to sell

Working with the probate court so the estate has the legal authority to sell the home.

All the "stuff"

Deciding what to keep, sell, donate, or haul away, and finding the right people to help.

Only the repairs that matter

Focusing your time and money on the items that actually affect the sale.

A local team on call

Coordinating cleaners, inspectors, and trades, which helps when family lives out of town.

The path to sold

Five steps from first tour to closing day.

Start step 1
  1. Step 1: Research

    • Home tour
    • Property valuation
    • Hire an agent
  2. Step 2: Pre-listing

    • Clean out
    • Clean up
    • Pre-inspection
  3. Step 3: Preparation

    • Repairs
    • Updates
    • Photos
  4. Step 4: Time to list!

    • On the market
    • Showings & open houses
    • Ongoing maintenance
  5. Step 5: Accepted offer

    • Under contract
    • Clearing contingencies
    • Closing day
  6. SOLD!

The result: a closed sale and one less thing on your plate.

Before step 1

In Wisconsin, the estate's personal representative usually needs Domiciliary Letters from the county probate court before the home can be sold. Not there yet? That's okay. We can start on the research step while the estate's attorney handles the court side.
